The Facility Operations Manager is responsible to make a compelling difference in the lives of our residents through providing excellence and innovation in aging services. The Facility Operations Manager reports directly to the Director, Facility Operations CCRC and is responsible for planning, organizing, developing and directing the overall operation of physical plant services in accordance with policies and procedures, current federal, state and local standards, guidelines and regulations governing our facility to assure that our facility is maintained in a safe and comfortable manner. Physical Plant consists of the following major functional areas: Engineering, Buildings and Grounds keeping. The Facility Operations Manager is organizes and ensures that assigned departments comply with operating policies and procedures, all governing regulations and requirements; supervise assigned staff. Communicates with other departments and management staff; provides management reports; bids and negotiates contracts and purchased services. The Facility Operations Manager is must maintain a safe and trouble-free environment for Residents, Staff and Visitors.

Facility Operations Manager Essential Duties and Responsibilities include, but are not limited to:

  • Demonstrate leadership to the facility environmental team clarifying and guiding the setting of specific and measurable team goals and objectives; overcome challenges affecting the daily operation of the facility and facility projects.
  • Provides leadership and supervision of the maintenance department, including evaluating staff in accordance with the established policies and procedures at WEL.
  • Establishes staffing requirements and scheduling for various department functions. Develop and implements an on call physical plant emergency coverage plan.
  • Develop, implement and maintain a physical plant and equipment preventative maintenance plan.
  • Supervise and maintains all community vehicles including maintenance vehicles.
  • Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.
  • Respond to emergency calls for system and equipment failure.
  • Monitors the work order call line and fills out and assigns work order tickets.
  • Monitors timely completion of all work orders.
  • Assist in identifying systems requiring repair/modification/replacement.
  • Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
  • Will assist other Maintenance & Engineering personnel, when necessary, in the completion of various projects or repairs.
  • Insures proper levels of material/supplies for the Maintenance Department to ensure the timely and efficient completion of necessary tasks.
  • Will be expected to work a reasonable amount of scheduled and on-call hours as necessary.
  • Performs additional duties requested by the Facility Operations Director in order to ensure the effective and efficient operation within the community
  • Assists in providing initial response for malfunction of residential HVAC equipment.
  • Performs resets and simple repairs as necessary.

Related Experience: Minimum five years experience in management of IL/AL s maintenance, security and housekeeping operations or other health care setting. Knowledge of facility maintenance-related current Federal, State, Department of Health and Department of Public Welfare regulations; knowledge of chemical interactions and incompatibilities. Knowledgeable of Boiler Room equipment including accurately reading and interpreting gauges.

Education or Degree Requirement: High School Diploma; training in facility maintenance work including mechanical, electrical, plumbing and HVAC; basic supervisor training.

Licenses, Certifications, Registrations: Valid Drivers License. Universal HVAC desirable.
